Job Responsibilities

  • Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals.
  • Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.
  • Contracts with tenants by negotiating leases; collecting security deposit.
  • Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
  • Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services
  • Maintains building systems by contracting for maintenance services; supervising repairs.
  • Secures property by contracting with security patrol service; installing and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies.
  • Enforces occupancy policies and procedures by confronting violators.
  • Prepares reports by collecting, analyzing, and summarizing data and trends.
  • Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
  • Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
  • To ensure optimum satisfaction of all tenants, occupiers and guests through providing customer relationship managers, help desk and service supervisors;
  • Fully oversee and be responsible for the day-to-day managerial and financial operation of the property management including leading all associated supervisory and administration personnel;
  • To set, implement and monitor operation standards for all aspects of the property management;
  • To oversee and well managed Engineering Team and Operation Team of Our Properties;
  • To set and closely monitor annul performance plan of all team, budget plan and the improvement plan for aspects of the property and its facilities;
  • To set, prepare and conduct annual fire drills, property evacuation procedures and related safety trainings;
  • To communicate, coordinate and deal with all relevant government institutions and local authorities;
  • Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and liaising with engineering team for repairs and planning renovation.

Job Requirements:

  • Have experience in Real estate company in Cambodia;
  • Customer service, interpersonal, communication, organizational, and problem-solving skills; tact; knowledge of property management software;
  • Business administration, accounting, finance, real estate, or public administration;
  • Bachelor degree or Master Degree preferred;
  • Have experience in Hotel or condo, Apartment management;
  • Make property management policy and SOP;
  • Make company organization and training staffs by each departments;
  • At least 10 years’ experience in commercial mixed use property management;
  • Customer focused and committed to delivering excellent services and continuous improvement;
  • Demonstrated management experience with continuous improvement;
  • Excellent planning, project management, communication and organizational skills;
  • Able to interact with a wide range of clients, personnel and their demands;
  • Demonstrated management experience with continuous improvement;
  • Having knowledge of occupational safety requirements and understanding of building operations;
  • Excellent English communication skills;
  • Overseeing contractors and ensure they are in compliance with the rules of the building;
  • Strong knowledge of commercial and retail building services.
